A lakeside property had the classic spiral: brown patches, compacted soil, and sprinklers that watered the driveway more than the grass. The owners were ready to give up on the lawn entirely.
What we did
We aerated and top-dressed the whole lawn, re-aimed every sprinkler head, and added a smart controller with rain skip. Bare zones were overseeded with a shade-tolerant blend matched to the lakeside light.
The result
One season later the lawn is dense edge to edge, water use is down by roughly a third, and the property holds the street's best-looking corner again.
